Charlotte roof permits

Roof permits in Charlotte and Mecklenburg County

Most homeowners only deal with a roofing permit once or twice. Here's the short version.

1920s brick Tudor revival with a steep slate roof and a colonial revival beside it under the Myers Park willow oak canopy

Who issues them

In Charlotte and the rest of Mecklenburg County, building permits come from the county's Land Use and Environmental Services Agency (LUESA). That includes towns like Huntersville, Cornelius, Davidson, Matthews, Mint Hill and Pineville.

What needs a permit

WorkPermit?
Full roof replacementYes
Decking or rafter repair (structural)Yes, always
Patching a leak, replacing a few shinglesTypically no
Pipe boot or flashing repairTypically no
New skylight with framing changesYes

Who applies

The roofing contractor applies for the permit. You shouldn't have to visit LUESA yourself. The permit is posted at the house during the work.

Historic districts

If your home is in a designated local historic district, a change to the roof may need a Certificate of Appropriateness from the Historic Landmarks Commission before work starts. Parts of older neighborhoods such as Dilworth, Myers Park, Fourth Ward and Plaza Midwood have historic designations; check yours before choosing materials.

Outside Mecklenburg

Concord, Mooresville, Indian Trail, Monroe and Gastonia are in other counties with their own offices. Rock Hill and Fort Mill are in South Carolina. Your roofer should check the rules for your address.

Why it matters

A permit means the work is on record. Unpermitted roof work can cause trouble when you sell, refinance or file an insurance claim.

Yes. Those towns are in Mecklenburg County and use LUESA.

Do I need approval in a historic district?
