Standing-seam metal roofs for the long haul

A metal roof costs more on day one and can outlast two or three shingle roofs. For a house you plan to keep, that math often works.

The metal roofs we install are standing-seam: long panels that run from the eave to the ridge, joined by raised seams that lock together above the water line. The fasteners hide under the seams on concealed clips, so there are no exposed screws to back out and leak over the years. Clips let each panel expand and contract with the sun, which matters when a dark roof swings from a cold January morning to a 140-degree July afternoon.

Metal is popular around Lake Norman for lake houses and modern farmhouses, on porch and bay-window roofs across the older Charlotte neighborhoods, and on historic homes in places like Concord where a metal roof was original. It sheds water fast on low-to-moderate pitches, it doesn't hold pine needles the way shingles do, and it handles wind well when the panels and clips are installed to the manufacturer's spacing.

Every metal roof starts with the same groundwork as a shingle roof: tear-off, decking check, and a high-temperature underlayment rated for metal. Then the trim goes on (eave, rake, valley, ridge and wall flashings bent to fit) and the panels are run, clipped and seamed. Penetrations like plumbing vents get metal-roof boots made for the panel profile. A metal roof in Mecklenburg County is a roof replacement for permit purposes, and we pull the permit.

Want the look on part of the house only? A metal porch roof or bay accent over a shingle main roof is a common way to get it at a fraction of the cost.

Metal roofing: common questions

Is a metal roof loud in the rain?

Over solid decking and underlayment, as we install them, rain on a metal roof sounds much like it does on shingles from inside the house. The drum-like noise people remember comes from metal laid over open framing on barns.

Does metal attract lightning?

No. Metal doesn't make a strike more likely, and if lightning does hit, metal isn't flammable.

How long does a standing-seam roof last?

Typically far longer than asphalt, often several decades, depending on the panel gauge and finish. The manufacturer's finish warranty is the best guide for a specific product.

Can metal go over my existing shingles?

We tear off first. It lets us check the decking and lay the right underlayment, and it keeps the roof from trapping moisture.

Will my HOA allow a metal roof?

Many do, especially in darker colors; some don't. Ask before you sign. Historic districts may require a Certificate of Appropriateness.

Is metal hotter than shingles?

Lighter metal finishes reflect a lot of sun. With the attic properly vented, a metal roof doesn't make the house hotter.
