What a new roof costs in Charlotte, and why quotes differ
Two quotes for the same house can be thousands apart. Usually that's because they're not pricing the same roof.

Roofers price by the square, which is 100 square feet of roof surface, not floor space. A 2,000 sq ft two-story house might have 20 to 28 squares of roof depending on its pitch, overhangs and how many gables and dormers it has. That's the first reason quotes differ: different measurements.
Planning ranges for 2026
| Roof | Typical total | Notes |
|---|---|---|
| Small ranch, simple gable, architectural shingles | $8,000 – $12,500 | About 14 – 20 squares |
| Typical two-story home, architectural shingles | $11,000 – $19,000 | About 20 – 30 squares |
| Large or steep home, multiple valleys | $19,000 – $32,000+ | Steep-slope labor and staging |
| Standing-seam metal, typical home | $24,000 – $42,000 | See the metal cost guide |
| Flat roof section (TPO) | $9 – $15 per sq ft | Porches, additions, flat-roof homes |
These are planning numbers for the Charlotte area, not quotes. Every roof gets a written price after an inspection.
What pushes the price up
- Pitch. Steeper roofs need more safety equipment, slower work and sometimes extra staging.
- Complexity. Every valley, dormer, chimney and skylight adds flashing and labor.
- Layers. Each extra layer of old shingles to tear off adds disposal and time.
- Decking. Soft or delaminated sheets get replaced; a good quote lists a per-sheet price.
- Ventilation. Adding soffit intake or a ridge vent is money well spent but it's a line item.
- Material. Designer or impact-rated shingles and metal cost more than standard architectural shingles.
What a cheap quote often leaves out
A quote that's far below the others might skip the tear-off and lay shingles over the old roof, reuse old flashing and pipe boots, leave out ice-and-water membrane in valleys, omit the permit, or have no decking allowance at all. Compare quotes line by line, not just the total. A roof replacement in Mecklenburg County requires a building permit through LUESA; if a quote doesn't mention one, ask why.
When insurance pays
If a covered storm damaged the roof, insurance may pay for replacement less your deductible. Check your policy's wind and hail terms; see the claim guide.
Quick questions
Is roof replacement cheaper in winter?
Prices don't swing much by season in Charlotte, but scheduling can be easier outside the spring and post-storm rush.
How is roof size measured?
In squares of 100 square feet of roof surface, from measurements, aerial reports or both. Ask how the roofer measured.
Should the permit be in the quote?
Yes. In Mecklenburg County, replacements require one, and the quote should show it.
Why is my quote higher than my neighbor's?
Usually differences in roof size, pitch, complexity, layers or material. Compare line items, not totals.
