What a metal roof costs here, and when it pays for itself
Metal costs roughly two to three times as much as shingles up front. The question is how long you'll own the house.

Most residential metal roofs we install are standing seam, with concealed clips and no exposed screws in the panels. That's the type priced here. Exposed-fastener panels cost less but need screw maintenance over time, and we don't recommend them for homes.
Price ranges
| Item | Range | What moves it |
|---|---|---|
| Standing seam, installed | $11 – $18 per sq ft | Panel gauge, finish, pitch, trim count |
| Typical home total | $24,000 – $42,000 | Roof size and complexity |
| Porch or accent roof | $2,500 – $8,500 | Size, wall flashing |
| Extra tear-off layers | $1,000 – $2,500 | Number of old layers |
What drives the cost
- Panel gauge and finish. Thicker panels and premium paint finishes cost more and carry longer finish warranties.
- Trim. Every eave, rake, ridge, valley and wall needs formed trim. Complex roofs need more.
- Penetrations. Vents, chimneys and skylights each need metal-specific flashing.
- Underlayment. Metal roofs need a high-temperature underlayment, which costs more than standard synthetic.
Metal versus shingles over time
An architectural shingle roof in the Charlotte climate often lasts a couple of decades; a well-installed standing-seam roof can last much longer. If you plan to stay in the house for the long term, metal can come out ahead because you avoid one or two shingle replacements. If you're likely to sell in a few years, shingles usually make more financial sense. Around Lake Norman and on homes with a farmhouse or modern style, metal can also add appeal.
A middle option
Many homeowners put metal on porches, bay windows or a front-facing section and keep shingles on the main roof. You get the look and some of the durability for a fraction of the cost.
Quick questions
Does metal raise home value?
It can appeal to buyers, especially on lake and farmhouse-style homes, but it's hard to put an exact figure on it.
Is metal worth it for a 10-year stay?
Usually not purely on cost; shingles are cheaper over that span. Metal makes sense for longer ownership or for its look.
Can metal go on a low-slope roof?
Standing seam can work on lower slopes than shingles, within the manufacturer's limits.
Does metal need a permit?
A full metal roof replacement in Mecklenburg County needs a permit, the same as a shingle roof.
