A full roof replacement, permitted and built from the decking up
A new roof is only as good as what's under the shingles. We strip it to the wood, fix what's soft, and build every layer back on purpose.

A replacement makes sense when the roof is worn out as a whole rather than damaged in one spot: shingles curling or cupping on every slope, bald patches where the granules have washed away, cracked tabs, recurring leaks in different places, or decking that feels spongy underfoot. In the Charlotte heat, a standard asphalt roof installed fifteen to twenty-five years ago is usually somewhere on that list.
Here is what a replacement with us includes. We tear off every existing layer down to the decking, because a second layer of shingles over an old one hides problems and adds weight. We inspect the decking sheet by sheet and replace soft or delaminated plywood or OSB at the per-sheet price written into your quote. We lay ice-and-water membrane in the valleys, along the eaves and around penetrations, and synthetic underlayment across the rest. New drip edge, new flashing at walls and chimneys, new pipe boots, and a ventilation plan that balances intake at the soffits with exhaust at the ridge. Then the shingles, starter strips and ridge caps go on to the manufacturer's nailing pattern.
Roof replacement in Charlotte and the rest of Mecklenburg County requires a building permit through LUESA, the county's Land Use and Environmental Services Agency, and the roofer applies for it. Homes in a designated historic district may also need a Certificate of Appropriateness from the Historic Landmarks Commission before work starts, which is common in parts of Dilworth, Myers Park, Fourth Ward and Plaza Midwood. Towns outside Mecklenburg and the South Carolina side have their own offices and we follow their rules.
Most single-family replacements take one to three working days once the materials are delivered. We protect landscaping with tarps, run a magnetic sweep for nails each evening, and haul every piece of the old roof away.

On the job

Roof replacement: common questions
How do I know it's time to replace instead of repair?
Look for wear across the whole roof: curled or cracked shingles on several slopes, heavy granule loss, repeated leaks in different spots, or soft decking. One storm-damaged area is a repair; a tired roof is a replacement.
Can you put new shingles over the old ones?
We don't. An overlay hides decking problems, adds weight, and many shingle warranties expect a tear-off. Tearing off also lets us replace flashing and underlayment properly.
How long does a roof replacement take?
One to three working days for most houses, longer for very large or steep roofs or when weather interrupts. The permit and material delivery happen before that.
Do I need to be home?
Not for the whole job. We like a quick walk-through at the start and the end. Expect noise, and keep pets and cars clear of the drip line.
Who gets the permit?
The roofer applies for it with Mecklenburg County LUESA and posts it at the house. In other counties and in South Carolina we deal with the local office.
What happens if you find rotten decking?
We show you, replace it at the per-sheet price already written into your quote, and note the count on the final invoice. No surprise pricing.
